The Project Story

A newly acquired villa. An eye for design.
A collection waiting for a home.

Amrita and Gaurav Khanna are the kind of clients every designer wants, and very few get. They know what they love, they can articulate why, and they bring objects with stories behind them.

Their newly acquired Golf Place villa had all the architectural qualities that make Dubai Hills one of the city’s most sought-after communities: high ceilings, natural light, generous proportion. What it lacked was soul. It felt like a villa waiting to become a home.

The brief was clear: Country Modern. The rustic warmth of natural materials and colonial character, married to the clean lines and functional precision of contemporary design.

Master bedroom in Golf Place Dubai Hills villa designed by Sejal Nagjee for Amrita Khanna, featuring a solid teak wood bed frame with blue quilted bedspread and botanical cushions, rustic oxidised copper-effect accent wall panels flanking a large colorful lotus pond painting in an ornate frame, dark walnut exposed ceiling beams with recessed downlights and ceiling fan, hand-carved Indian timber sideboard with jali lattice detailing displaying framed artwork and decorative objects, backlit circular vanity mirror with cream dressing table and stool, black metal-framed wardrobe doors with woven rattan panels and glass display shelving, jute area rug over polished beige marble flooring, and warm natural sunlight streaming across the space.

The Khannas had a request most designers quietly dread: integrate our existing furniture and artwork. Each piece carried sentimental weight.
Making those pieces feel at home inside an entirely new material palette took the kind of nuanced eye that can’t be taught.

Timeline added pressure. Approvals from both Emaar and DDA were required before construction could begin.
Milestone managed this process in parallel with design development and delivered the full transformation within six months.

Material Palette

Country Modern is not a style, it is a sensibility.

Palette & Materials

Earthy rusts, deep greens, beiges, warm neutrals. White wainscoting for architectural character. Rattan in the master. Floral colonial wallpaper giving the living room its defining voice.

The Living Room

A custom bar anchors one end, built at Milestone’s Al Quoz carpentry factory and finished to salon standard. Collected objects rest on shelves, surfaces, and sight lines designed to hold them.

The Outdoor

An 8m × 3.5m overflow pool with water feature. A bar and BBQ station under a waterproof pergola. Country Modern in language, resort-level in experience.

3D Renders

Every decision earned its place.

It’s exactly what we imagined, and more than we thought possible. Every object we brought from a previous life feels like it was always meant to be here.

The result surpassed expectations, and the Khannas said so plainly. The home is where they entertain with pride, where the children have spaces that are truly theirs, and where every object they brought from a previous life feels like it was always meant to be here.

That is the mark of a design that succeeded at the deepest level. Not just beautiful, but true.
